So, how do you find high performing properties? 
When we ask investors "What is the biggest challenge you face in building wealth?" the answer is nearly unanimous- finding high performing properties.
This answer is supported by a recent research project we conducted in which the data suggested that over 97% of real estate investors could or should have made better investment decisions than they had (based on financial performance factors). When we dug deeper into their decision making processes, we found the
Top two major contributors that kept investors from being more successful:
1. investors failed to conduct comprehensive financial analysis of a property, before, during, and after the purchase, and,
2. investors reported looking at only one property at a time before making a buying decision.

In general that seems to be most accurate, however, if your really want to maximize your returns, you will probably want to find a knowledgeable and experienced agents- one who specializes in the type of property you are looking for.
