FSBO Listing Questions and Answers  


Below are listed some questions we get from Seller's about our FREE FSBO Listing service. 

Q:  How does it work?
A:  Very simply.   Just click on this link to go to our Submit Your Property for Sale page and follow the links to submit your property into our database.  Once you have listed your property, we will review it, and may call for some quick feedback on the listing process.  After 30 days we will call  to see if you have sold the property,  If you have we will congratulate you and remove your property from our database (unless you have already done so).  If not your listing will continue for another 30 days as promised.  


Q:  How do I update my listing?
   
A: 
Just click on this link:  For-Sale-by-Owner Log In and enter your name and password.  You will be taken to your account where you can edit and make changes to your listings as you see fit. 


Q:  How much does it cost to list my property for sale into your web site database?
A:  .  In any language it is still the same:  Nothing, nada, rien, gar niets, ingenting, ei mitään, hичего, niente, τιποτα δεν, khe chaina, wala lang, kuch nahin, 무가치,  nashi, ekkert, không.  Your listing on our site is 100% absolutely FREE


Q:  Why are you doing this? or What's in it for you?
A:
  We have two reasons for working this hard and we think it is important as a seller that you read these.

    1. To make the invisible visible.  There are NO databases or websites, exclusively focused on the Western PA region, where sellers that choose to sell their property themselves can go to list their property for sale.  Conversely, there is no one place where buyers, looking for such property can go to find properties that may be available for purchase.  We recognize these buyer and seller needs as an opportunity for us to help. 

      Also, you may find it interesting to know that it is the duty, by contract, of every real estate agent to show their buyer clients YOUR PROPERTY, if it meets their buying criteria.   As stated on line 11 of the Pennsylvania Association of Realtors contract form entitled, Business Relationship between Broker and Buyer,  it is the buyer's agents duty is to show their buyer: "properties listed with Broker and other companies, and for properties not listed with any broker."   For-Sale-by-Owner properties are properties not listed with any broker- and are nearly invisible to real estate agents.  The second challenge is that most real estate agents have difficulty in figuring out how they will get paid in such a transaction.  Working with multi-listed properties protects their paycheck.  That is not the case with For-Sale-by-Owner properties.

      By creating and integrating a For-Sale-by-Owner database into our active real estate website, we make it easy for buyers, who come to our site, to not only find properties listed in the local multi-list, but also those hidden gems, like For-Sale-by-Owner properties, that are nearly invisible to a potential buyer.  By listing your property for sale in our database, you are helping us provide buyers more available properties for sale in the area than any other website or firm.  In our mind that makes us the #1 resource for buyers in the western PA region. 
    2. It is our greatest hope that sellers that list their property for sale in our database sell their property on their own.  However life does provides twist and turns.  Sometimes, sellers might find that they are running out of time to sell, are attracting the wrong kind of buyer (receiving "low ball offers"), or have lost the patience, money, or time to advertise or give private tours themselves.   

      If things get tough, and you start thinking about hiring a licensed real estate professional, we humbly ask that you consider calling us to find out how we help all of our selling clients  get the most money for their property, in the shortest period of time, under the most favorable conditions for them, while limiting their legal liability now and into the future.  


      Please know that at no time will we ever suggest that you stop your For-Sale-by-Owner listing, or activities, and solicit you to list your property with us.   I you need our help, we are here- but only on your request.     


Q:  What happens once I submit the property into the database?
A:   The listing is then available for search and viewing by buyers from around the world.  


Q:  What happens to my listing after 30 days? 
A:  Every 30 days after the start of your listing, we will give you a brief call to see if you had sold the property or not.  If you sold the property we will congratulate you on the sale and remove your listing from our database (unless you have already done so).

If you did NOT sell your property we will extend your property listing for FREE for another 30 days, or remove it on your request.  At the end of that extended 30 days, if you sell the property, we will congratulate you on the sale and remove your listing from our database.  If you did NOT sell your property we will extend your property listing for FREE for another 30 days.   This will continue until your sell the property or enter into a listing agreement with a licensed real estate agent.  Questions?  email Max Wilson


Q:  What do I do if I sell my property?
A:
  All we ask is that you log i
nto your account (For-Sale-by-Owner Log In) and remove your listing from the database, or just give us a call to let us know that the property has indeed sold (not just under contract- but you have the money in your hand) and we congratulate you and then remove your listing from our database.  That's it!

 

Q:  What do I do if I decide to list with a licensed real estate agent to sell my property? 
A:  If you log into your account and remove your listing from the database, there is nothing else to do.  Or give us a call to let us know that you have decided to or have listed the property with a real estate agent (you can skip this step if you hire our firm to help you sell your property).  We congratulate you on your decision and remove your listing from our database.  That's it!  

Please remember if we find a property, that is currently listed with a real estate agent, on our site, the agent will be fined $500, so make sure, if you list with an agent your listing is removed prior to that listing.   Thank you.


Q:  How do I remove my property from the database?
A:
  Just click on this lin
k:  For-Sale-by-Owner Log In and enter your name and password.  You can remove your listing from this page under Listing Information, Remove Listing.  Or, we will take care of removing your listing for you  at any time by request


Q:  Once submitted, will my property show up on the local multi-list website?
A:
   No.  We reserve local multi-list submission to our listing clients- people who hire us to help them sell their property for the most money, in the shortest period of time, under the most favorable conditions for them, while limiting their legal liability now and into the future.  That business relationship is set by contract and our work is driven using a customized and
 integrated strategy to the sales and transaction process.  Just listing your property for sale in a multi-list (as some other FSBO sites will charge you for) will get you listed, but without a selling strategy, won't necessarily ATTRACT the type and level of buyer you want to sell to.
