Buy High-Return Low-Risk Properties


Whether you are buying a single family home to flip, hold, rent to own, or are looking to buy-and-hold high performing properties (properties that provide the highest wealth building return on your investment), the time and energy invested in conducting due diligence before and during the buying process is directly related to the returns of and on the investment. 

It is the depth and breath of this due diligence process that makes it critical that investors use a team of experienced real estate experts to help them make high-return low-risk investment decisions.  In the end, it's all about the numbers.  More specifically, about ROI:   Return on Investment, Return of Investment, and, in todays market- Reliability of Income.   
  

Minimally your team should be comprised (if needed) of an attorney, property inspector, appraiser, lender, insurance agent, title and closing company, property manager, someone to compile and analysis financial performance, and a real estate investment strategist- all experienced and expert in helping investors buy, manage, and sell income producing properties in a selected area. 

 

The importance of good analytics cannot be overstated. 

 

 

As stated above, it's all about the numbers- and compiling and analyzing accurate numbers can be the biggest block to successful investing.  In some strategies such as "flipping," it will be important that investors don't lie to themselves about what they can buy a property for, what it will take to make all repairs, how much they can sell it for, and how long the project from purchase to sale will really take.

 

 

For those investors looking to build wealth buying income producing properties, it will be important to compile the most comprehensive and accurate data on the property possible.  Initially, even before viewing the property (because there is no need to waste time looking at properties that can't meet or exceed the investors required return goals) include Schedule E's, Rent Roles, current quarter P&L, along with a list of all personal property that will transfer at closing.  Once you have these documents, a financial performance analysis should be conducted on the property.  If the potential for required returns are there, it's time to view the property.
